Fernando St. NE in Grand Rapids
I have an underground spring running along the east side of my basement. My sump pump works continuously to pump it out onto my front lawn. The soil won't fully absorb the discharge. This leaves a constant wet spot on my front sidewalk, and it is turning my front lawn into swampland. Is there some way that foundation could be protected from constant pressure from this spring?

Mayfield Ave NE in Grand Rapids
When we purchased our home a few years ago we saw signs the foundation had sunk on one side of the house but we were told that it had been repaired. We are seeing signs that it is continuing to sink. There's a crack in the basement (which became exposed after having the sheet rock removed because of mold), cracking in various parts of drywall in our house, and the cracks on the exterior brick (which were patched) have become bigger.

Water is seeping into my basement, I believe from the ground up. I can see possible evidence of an interior drain system that may no longer be working. Water is concentrated mostly underneath the back porch area. Grading on right side of house completed by previous owner. I’m looking to see how much it would be to prevent anymore water from getting in. Email works better, thank you.

Our crawl space is leaking with ground water, and we are pretty sure the crawl space doesn’t actually fulfill a purpose other than extra storage space, as there is not plumbing or pipes visible. Looking to see how we can either repair it or fill it in?
