History
Spouses Bob and Vicki Genord started Foundation Systems of Michigan out of their home when they noticed a gap in the service being provided in the area. They focused on educating the customer on the issues with their home and the methods for repair. In 2020, FSM partnered with Groundworks, the nation’s leading and fastest-growing foundation and water management solutions company and immediately expanded their service coverage. FSM is a a BBB accredited business with an A+ rating and was honored by the Livonia-Westland Chamber as Outstanding Business of the Year in 2024. Their expertise in the industry has helped them repair thousands of homes across the state.

We called for a free consultation expecting someone to walk around, point out a few things and give us an estimate +/- $5k. Andy Hess arrived, was incredibly professional and took a good 30 – 40 mins inspecting the basement. I’m not someone who knows a lot about how my home functions. He sat with me until he was sure I understood each different offer. While it’s still an expensive project, I do feel that I’m in good hands.

Don, one of the managers, came out and thoroughly inspected the crawl spaces. He gave us great information and didn’t try to sell us something we didn’t need. We had an older barn that flooded whith heavy rain or melting snow, creating a massive mess and making it unusable for our equine. We researched, read reviews and finally settled on Groundworks out of Traverse City. On the project, the team was timely, polite, and clearly knew what they were doing. They answered our questions and patiently explained everything. We had wood fencing along the barn and they were able to waterproof the foundation and dig French drains without moving it. They even took the time to spread the extra dirt out in our pasture! We want to give a huge shout out to Ethan Harvey, Jonah Hamilton, Richard Smith and Thomas Brown who worked so hard on our project. Really stellar guys and a joy to have on our property! Instead of dreading the next heavy rain, we now welcome it because we know our barn will stay dry!

FSM was recommended to me for basement waterproofing. Joe came out to do a very thorough inspection and I was very impressed by his knowledge and level of detail during the walk through. By the time he left I had a very clear picture of the condition of my basement and the areas where water has affected my 80+ year old home.

Fsm was really patient with me and very communicative. They got the job done in 2 and 1/2 days and it was a lot of work! There was always communication and I didn't have to lift a finger to do anything. They took care of the permits, the plumber, and the electrician. Everyone was super friendly and my young son who was very interested in all of the work got to take a look and they talked to him about what was going on and what they were doing. They updated me multiple times throughout the process And made sure I was satisfied with all the work. They did a good job of cleaning up afterward as well! They made sure to inform me about the new sump pump, the alarm, and the dehumidifier so that I understood exactly what everything did and how to maintain everything. This was definitely a great investment into my home shout out to Miguel, Richard, Jasmany for all the hard work in the super cold weather!

Tajh inspected my system, was very informative and gave me the instruction manual I wish I'd had during our Michigan flooding in April. Groundworks should have an emergency line as I was frantic when the sump alarm went off and there was no one to talk to.
