Concrete Lifting in Gladwin, MI

Review Logo 4.9 (584)

The expansive clay soil in Gladwin, combined with its average annual precipitation of around 31 inches, can lead to significant issues for your concrete surfaces. As the clay expands and contracts, it can cause cracks and unevenness in driveways, sidewalks, and patios. Additionally, the freeze-thaw cycles during the colder months can exacerbate these issues. Foundation Systems of Michigan uses advanced polyurethane injections to lift and stabilize your concrete slabs, ensuring they are level and safe to use in just 15 minutes with our durable, waterproof PolyRenewal solution.

Foundation Systems of Michigan (FSM), a Groundworks Company, specializes in providing comprehensive services for homeowners in Gladwin, including foundation repair, basement waterproofing, crawl space encapsulation, concrete lifting, gutter, and generator solutions. Our mission is to deliver high-quality home repair services with a personal touch throughout Michigan. "Joshua Gaddy came to fix where the pipe coming out of the house was cut off and not taken care of properly to keep water from coming back in the house and letting the sump pump run every 15 seconds. Temporary fix and said someone would be back to fix it in the spring when the ground wasn't frozen. Your company needs something better than heat tapes for the pipe not freezing, after all we live in Michigan. Cam was told by someone to cut it off but not what to do so water wouldn't gush out on the ground right next to my house with no place to go. Joshua did the best he could for now. I wasn't happy with the problem, being I spent so much to keep water out and ruining my foundation. The job was done nicely until the pipe froze."

Types of Concrete Damage in Gladwin

Common Causes of your Concrete Problems in Gladwin

Poor Soil Compaction

The soil beneath the concrete may not have been compacted enough during construction. Over time, the loose soil shifts and settles, causing the concrete to sink or crack.

Soil Erosion

Water from rain, sprinklers, or poor drainage can wash away the soil under the slab. This creates empty spaces, making the concrete sink or become uneven.

Climate Conditions

When saturated, clay soil expands, and when dry, it contracts. These constant changes in moisture levels weaken the support beneath the concrete.

Freeze-Thaw Cycles

Water in the soil freezes and expands during winter, then thaws and contracts. This movement puts pressure on the concrete, leading to cracks or lifting over time.

Tree Roots

Roots from nearby trees or shrubs can grow underneath concrete. As they grow, they push up on the slab, causing uneven surfaces or cracks.

Heavy Loads

Parking heavy vehicles or placing large items on concrete can compact the soil underneath. Weak soil cannot often support the weight, causing the slab to sink or crack.

Poor Drainage

Excessive rainwater or water pooling near concrete slabs can lead to soil washout, weakening the soil under the concrete.
