We scheduled with FSM for an inspection of our crawl space to get help with understanding what we could do to clean and seal it up. Our inspector was John Eldon. John is tasked with the unpleasant job of crawling through some dirty, cramped spaces and he definitely approached ours with good humor and a professional attitude. He put us at ease and did an excellent job of answering all of our questions and concerns. There was NO hard sell or pressure to sign. We did contract with FSM to do the job and feel very comfortable with the process so far. They followed up as promised with scheduling. We're hoping to follow up with a positive review after the job is done. Thank you, John!

They explained in detail when weather conditions impacted planned work that had to change due to rain and the drainage that wasn’t there when it was dry. They cleaned up any mess to the best of their ability (frozen ground you can only do so much with till it thaws!). We highly recommend Groundwork’s.

We have been trying for years to finally get the basement room under our porch to stay dry and this is the first time we've actually succeeded, thanks to FSM, particularly Quentin H, Jordan S, Anthony H and Frank who worked on our project. I should probably preface this with the fact that our house is nearly 100 years old and no construction project, from plumbing, to electrical to construction has ever gone smoothly because this place is just full of character and unexpected surprises that screw up everything you are trying to do. The initial install in August went great. The guys were very knowledgeable and efficient. We had started this project because, every time it rained outside, it also rained inside. We had cups, vases, buckets, anything that could hold water placed everywhere collecting all the drops pouring in while futilely running a dehumidifier 24/7. Turns out that wasn't what was farming mold on our walls and the August worked fixed the moisture levels right away, so we've actually been able to breath in there since August, which is great. But the house struck again with its mystery leaks through the porch cap and the indoor rain persisted. But, when I suspect anyone else might have given up, Quentin and his team persisted, returning several times a month, every month since to find and seal the source of the leak, until this week when we finally got it. I'm so pleased and would recommend FSM to anyone trying to get their basement dry. I'd also like to thank our sales guy, Don, who went the extra mile helping us get ready for the project because our basement support structure was completely in the way. Gotta love old houses and their quirks.

I wanted to acknowledge the FSM team of Dave, Matt and Kiko for the amazing job they did on my home. This was not an easy job due to the VERY limited space they had to work in. They were determined to complete the job. They were all very pleasant and polite. Dave took time to answer all questions and explain everything. They were on time and cleaned everything up when finished. I am so excited with the results! I am not smelling the horrible smell from my crawl space and the house does seem a bit warmer. I also want to mention John L who came out initially and looked over my space and took pictures of everything to get me connected with FSM. He was available and happy to answer all my questions leading up to my project date…which I had a bunch😄. Thank you

Dave Pearson, Matt, & Jacy were prompt, friendly, respectful to us and our home, professional, and worked hard all day. They hauled out trash & muck from the crawlspace, leveled it, did mold abatement, installed two new sump pumps, dug new drainage inside and outside, insulated the foundation walls, installed a permanent dehumidifier, and encapsulated the entire crawl space. They cleaned up the mess at the end of each work day without prompt. We enjoyed having this work crew in our home and would request the same crew if further services are needed.

Foundation systems of Michigan (FSM) was not the first company I called but I'm glad I hired them anyway. The first company wouldn't even return my calls then lied about it. foundation systems of Michigan was very professional, they measured with more accurate and professional equipment. And even gave me a 5% discount on the job For a senior discount (I'm 65) my house is almost a 100 years old. It's completely out of square on just about every wall and floor and I know it was a nightmare for them to work on. When they started tearing out the old sub floors that were built on top of each other, I had not one but two different subfloors that had asbestos tile. Another company had to be called in to remove it professionally. It was very costly and a great set back. FSM offered to knock another 5% off my bill and did even though they were not obligated to. Anything after that which they did, if I wasn totally satisfied or had a question on it they would redo it again to my satisfaction if needed. They were always professional and as polite as possible. when I thought and was afraid I might need foundation peers (can be quite costly) , My inspector, Ryan , was very honest and told me not only did I NOT need the peers but also what I could do on my own to stop the heavy condensation buildup under my crawl space in that area of concern. I did what he said. It didn't cost me a dime just a little bit of my physical labor and it cleared the problem right up. i couldn't believe it. They even redid the subfloor in my little entrance/mudroom for nothing even though it wasn't on the original estimate. They said something about all the trouble that I went through with the house and wanted me to be happy with them and I am. Very happy. theymight of even lost money on this job for the set backs and trouble with everything being so far out of square but they always stuck with it to my utmost satisfaction. most companies would never have gone the extra mile like they did. I had a rather large cement patio that had sunk and was sloped towards the house attributing to water infiltrating the basement. Rana H and David H were able to lift the slab to where the water will now drain off away from the house. They went about their work keeping me informed as to what was transpiring. They were pleasant and friendly and did an excellent job. I would highly recommend you asking for Rana and David when you have Groundworks repair your cement. You won't go wrong. I am totally satisfied with the work that they had done. If I could rate them seperately they would both get five stars!! I'm a completely satisfied customer.

After repeated moisture issues in part of our basement, we contacted this company for a proper waterproofing solution instead of another temporary fix. The inspector explained the source of the problem clearly and outlined several realistic solutions without pressuring us into unnecessary upgrades. Compared to previous contractors we dealt with, this company felt much more knowledgeable and professional overall. The crew completed the work efficiently and kept us updated throughout the project. The job was not the simple project we thought and the crew worked through all the problems with determination to do the best job possible. Kevin who first visited explained everything succinctly and was ready with a plan and way forward from day 1. He was patient as we needed weeks to finalize details and never for one moment did I feel pressured into anything. Dustin and his team were professional and friendly when working on our house and finished in good time leaving the basement in a good state. Great experience and peace of mind for our house.

Joshua Gaddy came to fix where the pipe coming out of the house was cut off and not taken care of properly to keep water from coming back in the house and letting the sump pump run every 15 seconds. Temporary fix and said someone would be back to fix it in the spring when the ground wasn't frozen. Your company needs something better than heat tapes for the pipe not freezing, after all we live in Michigan. Cam was told by someone to cut it off but not what to do so water wouldn't gush out on the ground right next to my house with no place to go. Joshua did the best he could for now. I wasn't happy with the problem, being I spent so much to keep water out and ruining my foundation. The job was done nicely until the pipe froze.

I had my crawl space encapsulated and a support beam installed by FSM. Overall, the work was done well and my floor was level after the work they did. The only issue was the encapsulation of the sump pump and leveling of the dehumidifier. The original crew that came out put the dehumidifier of cardboard pieces from the box it came in rather than footings to keep it level. They also covered over our sump pumps completely which made then inaccessible and unable to function correctly so the sump actually overflowed and flooded the crawl space. I spoke with Amanda in the office who was so sweet, understanding, and efficient with getting another crew out to my home ASAP to fix the problem. Deshawn and Reggie came out and fixed the original issue, put the dehumidifier on risers to level it (had a laugh with me about the ridiculous state of it left by the original crew) and made sure to leave everything clean and tidy. They advised me on how to access everything in the future while maintaining the integrity of the encapsulation. The two of them really made sure I was happy with the end product.

FSM of Traverse City and Josh G are awesome! I bought my house last June knowing the basement got wet and kind of flooded every spring. Last Summer when, (I can’t remember his name) came to do an inspection of the support poles they had installed a year or two before I bought the house he sold me on getting the whole basement water proofed. I’ll tell you one thing. If you think you need it done, but can’t afford it, you need to find a way to afford it. I didn’t realize how musty and stinky my house was before I had FSM do the work plus getting the awesome dehumidifier. They just came to do their annual inspection of everything and I only had one problem or rather question. I went up stairs to use the bathroom and when I came back downstairs Josh already had gotten me some dates for warranty work. I feel like I just doubled the value of my home by having them come in. Thank you FSM!
