"I had concrete floor leveling, and a foundation pier system installation. The droughts over the last few years caused any area supported by a trench foundation to sink. Gaps on the brick formed. The garage side door would not open. The concrete leveling took 1 day, and the foundation work took 2 days. These projects required 2 separate crews, as crew specialize. The foundation work was done 1st, followed by the concrete slab leveling a couple of days later. Both crews arrived a little after 8 am. They were professional, and answered my questions. I took some pictures of the foundation work, also. When the crews were finished, they left the areas broom clean, which is standard. Nothing was damaged. The foundation exposure took place on the 1st day. The lifting took place on the morning of the 2nd day. The inspector came around noon and approved the project. The crew then filled in the dirt, cleaned up and left. The foundation work area have dirt piles next to the brick. This is normal as it takes time for the dirt to settle. I had foundation work at our house about 20 years ago, on another area with a trench foundation. So, I knew what to expect. Also, the crew took out 3 bushes for me to transplant in my front yard. They also replanted a medium size firebush for me in the backyard. I did lose some shrubs due to the dirt needing to settle."

Types of Driveway Damage in Dearborn

Common Causes of your Driveway Problems in Dearborn

Have you ever wondered why some driveways in your area seem to wear out faster than others? In Dearborn, several factors influence the condition of your driveway. Our regional climate, with its pronounced freeze-thaw cycles, plays a significant role. These cycles cause the ground beneath driveways to expand and contract, leading to cracks and uneven surfaces over time. Additionally, the local soil composition can vary, with some areas experiencing issues due to clay content, which holds moisture and contributes to soil movement. Combined with the potential for heavy rain or snow, these conditions can accelerate the deterioration of driveway surfaces, creating the need for timely repairs.

The effects of these environmental conditions can lead to several noticeable issues. Driveways may develop cracks, becoming uneven or creating dips where water can pool. These not only detract from the visual appeal of your home but can also pose safety risks. Recognizing these signs early is crucial. Prompt attention to cracks or pooling water can prevent more significant problems, such as extensive settling or sub-surface erosion, which can be more costly to address. By understanding how local weather and soil characteristics influence driveway wear, homeowners can take appropriate measures to maintain their driveways and extend their lifespan.

FAQs

Cracked concrete and minor surface damage can often be addressed with resurfacing or patch kits. Resurfacing is a cost-effective option that involves applying a new top layer to restore your driveway's appearance and functionality. For more significant issues like a sunken driveway or trip hazards, professional repair might be necessary to ensure long-lasting results. Solutions such as driveway sealing and correcting frost heave can help maintain the condition of the driveway. Consider assessing the severity to determine the best approach for your repairs.

Yes, you can potentially fix minor driveway damage yourself using store-bought concrete or patch kits. These kits are suitable for small cracks and surface leveling, providing a temporary fix for minor issues. However, tackling larger problems like spalling concrete might require professional expertise to ensure durability and safety. For extensive repairs, such as surface leveling and sunken driveway issues, consultation with experts is advisable to achieve lasting results.

A driveway may need repair if there are isolated cracks or surface issues, while extensive damage suggests replacement. Cracked concrete, trip hazards, and frost heave can often be managed with targeted repairs like resurfacing or filling. If structural problems such as a sunken driveway or pervasive spalling concrete are present, replacement may be more cost-effective in the long run. Evaluating the extent of damage with a professional can help make an informed decision.

Concrete is generally more durable in Dearborn's varied climate due to its resistance to temperature swings and frost heave. However, asphalt offers a lower upfront cost and can be advantageous for easy maintenance and quick repairs. The fluctuating temperatures in Dearborn, which can cause spalling concrete and expansion joint issues, may impact the longevity of your driveway material choice. Consider your maintenance preferences and budget when deciding between asphalt and concrete.

Concrete lifting or leveling is typically achieved with expanding foam injection or polyurethane foam techniques. This process involves injecting the foam beneath the sunken slab, gradually raising it to the correct level, which addresses the root cause of soil erosion and void filling. Both methods offer a non-invasive solution that stabilizes the driveway surface without the need for total replacement. For accurate results, professional services are advised to ensure the proper execution of slab leveling.
