Keith Boyd and his crew were professional and respectful of our property. Keith kept us informed on the team’s progress and made sure we were satisfied and all our questions were answered before they left. Jason Schilt, came to inspect our home on 7/24, and arrived on time to inspect our home inside, outside, and our crawl space. We cannot have asked to receive a better inspector than Jason. He did not rush through the inspection but took his time to provide us with very thorough details with images to show what we were dealing with under the crawl space. Jason also helped us with financing, and went through pricing options as well as gave his honest professional opinion of what needs to be repaired/replaced.We had reached out to a different company prior to contacting FSM and when the individual arrived to our home he was only here at most 10 minutes and within this short few minutes without ever even going into our crawl space to see what the problem was he stated our structure and foundation both were bad, said he would need to dig up pavements along the house to knock the crawl space wall out then he would go in from there to repair anything he found. He said he also would need to replace the pavement going along our home after he was finished. He quoted us 20,000 to start this job and it took me numerous calls to get the estimate which arrived 3 weeks later. We did not hesitate to call FSM for a second opinion as we were not comfortable with the first guy from the independently owned company who quoted us 20,000. We are so thankful that FSM gave us Jason Schilt as our inspector because he genuinely cares about his job and the well being of his customers. We hope others are as blessed as we were to have Jason come to their home, he’s a very honest person and great guy to do business with! Thank you so much for everything Jason! The install crew operated like a well oiled machine. It was impressive to watch them work. Marco M., Mario S., Josh H., and Cortez Y. Took extra care to minimize the dust and dirt in the house. I was expecting the dust and dirt but they went out of their way to covered things that I missed! I was very impressed by that. This is not an easy job hauling concrete up and down the stairs and they did it with grace.We had a miscommunication with the sales department and they really should fix the language in the contract to be more specific on how much drywall that needs to be removed “as needed” is much too vague when verbal instructions were provided and not correct but the crew got their manager on the phone, and we came up with a work around to save the job. Honestly Marco and Dan turned it around and saved us from having to reschedule. They were very respectful, worked quickly and I would definitely recommend them for install.

FSM performed work on the outside of my basement wall in October 2024, to repair a deteriorating membrane installed by FSM three years ago. When I called to inform FSM of a water leak in my basement, in an area serviced by FSM, an inspector quickly came to my house to check the water leak. A repair crew followed very quickly to correct the original work. The repair crew (Richard, Jacob, Cameron and Adam) were very professional and polite. Their workmanship and clean up was very good. I rated FSM a 4 because the original work should have lasted longer

FSM can’t be beat!! Had them do some basement wall work and concrete leveling for me. From start to finish no complaints whatsoever. Our salesmen Charles explained everything in detail and what we could expect. Our basement guys Marco and his crew did a great job. In and out like they weren’t even there. Last but not least our concrete levelers Rana and David showed up on time explained the process and addressed all concerns we had. Same deal in and out like they weren’t even there. Would not hesitate to recommend this company or rehire them for future work. The people make the company!! Nice job FSM!!

We are very happy with the job our Traverse City crew of Bryant, Gabe, Logan and Jarred did on our crawl space. Bryant kept us well informed of arrival and departure times, gave us frequent updates on their progress with lots of pictures. The crew jumped right in and started working immediately upon arrival. Bryant kept us informed of issues they ran into and how they could be fixed. The crew were always cheerful and polite. They did their job quickly and efficiently and finished up a day earlier than expected. I would not hesitate to recommend FSM to anyone with crawl space issues.

I had my crawl space encapsulated and a support beam installed by FSM. Overall, the work was done well and my floor was level after the work they did. The only issue was the encapsulation of the sump pump and leveling of the dehumidifier. The original crew that came out put the dehumidifier of cardboard pieces from the box it came in rather than footings to keep it level. They also covered over our sump pumps completely which made then inaccessible and unable to function correctly so the sump actually overflowed and flooded the crawl space. I spoke with Amanda in the office who was so sweet, understanding, and efficient with getting another crew out to my home ASAP to fix the problem. Deshawn and Reggie came out and fixed the original issue, put the dehumidifier on risers to level it (had a laugh with me about the ridiculous state of it left by the original crew) and made sure to leave everything clean and tidy. They advised me on how to access everything in the future while maintaining the integrity of the encapsulation. The two of them really made sure I was happy with the end product.

He not only arrived on time, told me exactly what he was going to do, cleaned up, and turned off all of the lights when he was done. Foundation systems of Michigan (FSM) was not the first company I called but I'm glad I hired them anyway. The first company wouldn't even return my calls then lied about it. foundation systems of Michigan was very professional, they measured with more accurate and professional equipment. And even gave me a 5% discount on the job For a senior discount (I'm 65) my house is almost a 100 years old. It's completely out of square on just about every wall and floor and I know it was a nightmare for them to work on. When they started tearing out the old sub floors that were built on top of each other, I had not one but two different subfloors that had asbestos tile. Another company had to be called in to remove it professionally. It was very costly and a great set back. FSM offered to knock another 5% off my bill and did even though they were not obligated to. Anything after that which they did, if I wasn totally satisfied or had a question on it they would redo it again to my satisfaction if needed. They were always professional and as polite as possible. when I thought and was afraid I might need foundation peers (can be quite costly) , My inspector, Ryan , was very honest and told me not only did I NOT need the peers but also what I could do on my own to stop the heavy condensation buildup under my crawl space in that area of concern. I did what he said. It didn't cost me a dime just a little bit of my physical labor and it cleared the problem right up. i couldn't believe it. They even redid the subfloor in my little entrance/mudroom for nothing even though it wasn't on the original estimate. They said something about all the trouble that I went through with the house and wanted me to be happy with them and I am. Very happy. theymight of even lost money on this job for the set backs and trouble with everything being so far out of square but they always stuck with it to my utmost satisfaction. most companies would never have gone the extra mile like they did. Nathan and Noah did an amazing job on the slab floor in our home! Nathan was professional, friendly, and has years of experience doing this. He took the time to explain everything he did as he went and exactly why he was doing it. We are new owners and the floor had apparently been slowly sinking for many years. They were able to bring it back to almost normal, which amazed us! Both Nathan and Noah were very impressive, and when they left there was absolutely no mess. They were on time and completed the job a day early. Dan and I work through some of the unforseen structural issues ane saved $2000.00 by eliminating one beam. The only issue was that Tom the salesman said they can level the floors but Dan right away said FSM only stabilize floors and never try to raise floors to get them level. We solved the issue by my purchase of a 20 ton bottle jack used to raise the main beam where it had broken. The home is a 125 year old lake cottage built back when main beams were put on rocks to support the structure. Overall the pricing for the project was better than Ayres Basement Co. FSM has 18 month no interest financing that helped our decision to pick FSM.

Once this was completed, he reviewed all aspects of the inspection with me and alerted me to the amount of humidity in our basement. Shane came to our house and explained the entire process for foundation stabilization and what to expect when the work was done. Steve, Austin, and Q arrived about 9 am on the day the work was to be done. They explained what they would do and went right to work. They worked quickly but made sure they took the time to answer all my questions about what they were doing. They were mindful of my property and protected my grass and plants. They finished about 1:30 pm. Having completed my garage foundation stabilization, they completely cleaned up and left my yard looking just as it had when they arrived. These guys were great. Last fall we had water in our basement and to diagnose the issue. John Andrews came to our house and was extremely thorough in explaining what was wrong and how to fix it. He knew we were getting ready to sell and assured us that doing this would create extra value in the house. At first, we were very skeptical at the cost to say the least. But that has been the best decision I have made for my home. It not only got us extra value but gives peace of mind to potential buyers as well.The whole installation was done professionally in 2 days and John was there for any questions or concerns during the whole process. Fast forward to selling our house, buyers have raved about how professionally done the basement work was done. It has brought us multiple offers above asking solely for that fact. I have used Foundation Systems of Michigan (now Groundworks) since 2014. They fixed foundation leaks back then and installed a new sump pump. Since then, I've had them out every year to service the pump and inspect the foundation. Their technicians are always excellent – professional and experienced. The technician who came out this year, Marshall, was fantastic. He had done prep work for the service call before arriving, which made the visit that much more efficient. The reasons for his recommendations were presented clearly. All in all, it was a visit that reinforced my strong positive view of Groundworks. I'm glad that I chose them over 10 years ago and will certainly continue to work with them in the future.

The crew arrived promptly this morning led by Hunter the Foreman and crew members Dalton and Dawson. They covered the walls and floors leading to the crawl and were extremely neat and conscientious. They answered our questions, showed and explained the results of their skillful work, all delivered exactly as contracted. They cleaned up the crawl floor, even areas we had on our “to do list”! SO IMPRESSED! We must include Zachary, our Sales Rep, who developed the solution initially, came out a week beforehand at our request to make sure we had prepared the exterior as needed. HIGHLY recommend FSM, now Groundworks of Traverse City.

We have been trying for years to finally get the basement room under our porch to stay dry and this is the first time we've actually succeeded, thanks to FSM, particularly Quentin H, Jordan S, Anthony H and Frank who worked on our project. I should probably preface this with the fact that our house is nearly 100 years old and no construction project, from plumbing, to electrical to construction has ever gone smoothly because this place is just full of character and unexpected surprises that screw up everything you are trying to do. The initial install in August went great. The guys were very knowledgeable and efficient. We had started this project because, every time it rained outside, it also rained inside. We had cups, vases, buckets, anything that could hold water placed everywhere collecting all the drops pouring in while futilely running a dehumidifier 24/7. Turns out that wasn't what was farming mold on our walls and the August worked fixed the moisture levels right away, so we've actually been able to breath in there since August, which is great. But the house struck again with its mystery leaks through the porch cap and the indoor rain persisted. But, when I suspect anyone else might have given up, Quentin and his team persisted, returning several times a month, every month since to find and seal the source of the leak, until this week when we finally got it. I'm so pleased and would recommend FSM to anyone trying to get their basement dry. I'd also like to thank our sales guy, Don, who went the extra mile helping us get ready for the project because our basement support structure was completely in the way. Gotta love old houses and their quirks.

Clay came and did an exceptional and very thorough inspection of our foundation, basement, and crawl space. In fact, it was the most thorough evaluation I’ve experienced. (My husband and I have had some very bad experiences with evaluations and work done by other companies.) Clay was respectful and genuinely cared about our experience. He wasn’t pushy AT ALL. Also, he took the time to answer our endless questions. He never rushed us. We never felt that we were a burden or had a stupid question. He took the time to show us pictures and measurements to back up his analysis and recommendations.
