Concrete Crack Repair

Concrete repair in progress.

Concrete shouldn’t look like a jigsaw puzzle, but that’s what happens when concrete cracks show up. If you need concrete crack repair—Foundation Systems of Michigan can help.

Since 2007, we’ve been helping homeowners across Michigan and Northern Ohio repair their concrete. Read on to see how we provide a lasting fix.

What is Concrete Crack Repair?

Before (left) and after (right) concrete crack repair.

Concrete crack repair means fixing the cracks found on a concrete structure. This is best done with concrete lifting, a process that makes concrete surfaces smoother and more stable.

Think of all the concrete you have on your property. You probably have a concrete driveway and sidewalks nearby. Cracks can make these places harder to walk or park on!

Our concrete crack repair method uses a modern material called polyurethane foam. As the foam goes under the concrete, it expands, closes cracks, and lifts the structure. In just 15 minutes, polyurethane cures to its final strength and supports the concrete.

Signs You Need Concrete Crack Repair

Concrete cracks can show up in any structure made of concrete. For example, driveways, garage floors, patios, and sidewalks are all susceptible to cracking. Thankfully, the damage is easy to spot, so look out for:

Foundation Systems of Michigan’s concrete repair process is industry-leading. Here’s how it works:

  • Drill small, penny-sized holes into the concrete.
  • Place injection ports in each hole.
  • Mix and prepare the two-part, closed-cell polyurethane foam.
  • Inject foam beneath the concrete slabs through the ports.
  • The expanding foam fills the voids beneath the concrete and lifts the slab.
  • Allow the foam to fully cure (approximately 15 minutes).
  • Remove the injection ports and fill and smooth out drilled holes.
  • Seal cracks and joints to prevent future damage.

    FAQs

Regardless of their size, cracks can compromise your concrete’s integrity. While small hairline fractures might seem harmless, those exceeding a width of ¼” demand immediate attention. Skip DIY attempts and opt for professional repairs from Foundation Systems of Michigan. Our SettleStop™ PolyRenewal™ procedure lifts and steadies concrete, often aiding in crack sealing. Rather than resorting to conventional fillers, our repairs involve injecting robust polyurethane foam underneath the concrete to lift and level it. While we don’t “patch up” concrete cracks in the traditional sense, we often succeed in sealing them. Moreover, post stabilization, we apply a silicone-centric sealant to the cracks and adjoining joints.

Generally, the comprehensive concrete repair procedure concludes within a single day, contingent on the damage’s magnitude and the project’s scope. The SettleStop™ PolyRenewal™ foam solidifies within a mere 15-minutes, allowing you to utilize the area shortly afterward.

*Disclaimer: “Concrete leveling” means the process by which cracked, uneven concrete is stabilized, and in many cases lifted, by means of PolyRenewal™ polyurethane foam. Foundation Systems of Michigan does not guarantee that PolyRenewal™ can make your concrete perfectly level.
