Repairing a cracked garage floor can be a detailed process, often best handled by professionals.
In this article, we’ll address how to fix a cracked concrete garage floor. We’ll dive into the steps experts take, the tools needed, and why professional intervention is often the smartest choice.
Fixing a cracked concrete garage floor is important to prevent tripping hazards and potential vehicle damage from parking on an uneven surface. Addressing these issues keeps everyone safe and your garage in good condition.
Why It’s Important:
Safety: Cracks create tripping hazards.
Vehicle Damage: Uneven surfaces can harm tires and suspension.
Professional Help:
Foundation Systems of Michigan is here to help. Our experts will thoroughly inspect your garage floor and figure out the best repair method. We might suggest:
PolyRenewal™ System: This involves injecting polyurethane foam under the slab. The foam expands, filling voids and lifting the concrete quickly and effectively.
Slab Piers: Steel piers are driven deep into the soil to stabilize and lift the slab back to its original position.
By choosing professional help, you’ll get a durable, long-lasting repair that keeps your garage safe and functional.
Can You Repair a Crumbling Concrete Garage Floor?
It depends. The extent of the damage determines whether a crumbling concrete garage floor can be repaired. Here’s how to assess the situation:
Structural Integrity: If the crumbling has compromised the structural integrity of the concrete, repair may not be feasible, and replacement might be necessary.
Surface-Level Damage: If the crumbling is primarily cosmetic and surface-level, repairs can be made effectively.
Reasons for Crumbling Concrete:
Poor Initial Mixing: Improper mixing of concrete can lead to weaknesses.
Freeze-Thaw Cycles: Repeated freezing and thawing can cause concrete to deteriorate.
Moisture Exposure: Prolonged exposure to moisture can weaken the concrete over time.
To determine the best course of action, it’s essential to consult with a professional from Foundation Systems of Michigan who can accurately assess the extent of the damage and recommend the appropriate repair or replacement options.

Over two years ago i had another individual come out, check my foundation and preceded to tell me that my house was going to collapse if my 1/2 drop working towards the main drain, went any further. Saying the only reason the collapse had not occurred yet, was due to the solid poured concrete walls. No solution other than at this point the house will stay standing. With that knowledge my house was on the verge of falling in on itself I finally decided to call sometime later to see if the inevitable was here. Thank goodness I got Mark Dunbar! Wish I would have asked the first time he was out instead of waiting longer. Come to find out all the worry over the past two years was unnecessary! He took the time to explain in detail why the house was good and what to look for in the event something does need to be addressed. You can see Marks passion for delivering correct information while keeping customers interest first and foremost! I’ll definitely be calling him when we need to purchase our quality made whole house dehumidifier!! Thanks again Mark for the phenomenal customer service!!

FDM team of Austin,Devon and Corrigon were hard working . Showed up on time and were very respectful. After the job was completed I scheduled another company to clean my furnace ducks and they were impressed with the job that FSM did. That says a lot that another company approves and made me happy to have chosen FSM to do the work

We scheduled with FSM for an inspection of our crawl space to get help with understanding what we could do to clean and seal it up. Our inspector was John Eldon. John is tasked with the unpleasant job of crawling through some dirty, cramped spaces and he definitely approached ours with good humor and a professional attitude. He put us at ease and did an excellent job of answering all of our questions and concerns. There was NO hard sell or pressure to sign. We did contract with FSM to do the job and feel very comfortable with the process so far. They followed up as promised with scheduling. We're hoping to follow up with a positive review after the job is done. Thank you, John!

Don was incredibly informative and helpful. He didn’t just teach me about their products—he gave me general knowledge that was genuinely valuable as a homeowner. He always answered my calls and texts, no matter the question, and offered guidance on anything basement-related. I can’t say enough kind things about him.
The crew that did our basement—Jakob W., Denzel K., William H., and Eloy M.— worked HARD. Not only were they all respectful, but they put in at least 10 hours a day for four days straight to get our basement in order. Jakob maintained excellent communication the entire time. At the end of each day, he walked me through the progress and patiently answered my million questions with thoughtfulness and care. He even helped me move the water heater up the final step I couldn’t manage—and he and another team member carried it back down for me afterward.
We will absolutely be calling FSM again for anything basement or foundation-related—and we’ll be asking for Jakob and his team specifically. I’m so grateful for their hard work, passion, and the consideration they brought to this project. Thank you to everyone involved—truly, a thousand times over!

I met Brian Maike in August when he came to talk to me about the Aquastop Perimeter Drain System. A friend had already had 3 estimates on her basement and when Brian gave me the cost, it was a little lower and what sold me is the lifetime warranty on the home.
David and his crew came out early on a Monday (Dom & Matt) and did a fantastic job making sure the dust from removal of the cement was taken care of and cleaned up afterwards. I noticed the musty smell which was causing mold was taken care of. After 2 inspections by my city, they returned on a Friday to cement the trench. (Eric instead of Matt this time.). They did a great job again carrying all the buckets of cement and again a great clean up job.
I’ve already passed along their info because of the great job done by all 5 of them. Brian was very helpful with answering all my questions before, during and at the end of the job.
