Foundation systems of Michigan (FSM) was not the first company I called but I'm glad I hired them anyway. The first company wouldn't even return my calls then lied about it. foundation systems of Michigan was very professional, they measured with more accurate and professional equipment. And even gave me a 5% discount on the job For a senior discount (I'm 65) my house is almost a 100 years old. It's completely out of square on just about every wall and floor and I know it was a nightmare for them to work on. When they started tearing out the old sub floors that were built on top of each other, I had not one but two different subfloors that had asbestos tile. Another company had to be called in to remove it professionally. It was very costly and a great set back. FSM offered to knock another 5% off my bill and did even though they were not obligated to. Anything after that which they did, if I wasn totally satisfied or had a question on it they would redo it again to my satisfaction if needed. They were always professional and as polite as possible. when I thought and was afraid I might need foundation peers (can be quite costly) , My inspector, Ryan , was very honest and told me not only did I NOT need the peers but also what I could do on my own to stop the heavy condensation buildup under my crawl space in that area of concern. I did what he said. It didn't cost me a dime just a little bit of my physical labor and it cleared the problem right up. i couldn't believe it. They even redid the subfloor in my little entrance/mudroom for nothing even though it wasn't on the original estimate. They said something about all the trouble that I went through with the house and wanted me to be happy with them and I am. Very happy. theymight of even lost money on this job for the set backs and trouble with everything being so far out of square but they always stuck with it to my utmost satisfaction. most companies would never have gone the extra mile like they did. The crew of Luis, Gerson, and Anthony were great. They kept me updated, and answered every question I had. They truly cared about doing the job correctly and to my satisfaction. They mixed concrete while it was hailing. The quote process was good. John not only informed me, but he believed in the solution proposed.

Teddy, Luis and Gerson are definitely the “A” team! They were on time, worked extremely hard, continued to keep me updated throughout the day, and cleaned up when they were done. Not only did they repair elements of prior work that was done improperly, but they also discovered and then repaired other improperly done installments. I have been with FSM (now Groundworks) for many many years. This team is certainly one of- if not THE best team I have ever had service my basement.

I would highly recommend FSM! Miguel and his crew, JasmanY V, and Jose V were polite, hard working, and efficient workers. Miguel kept me informed throughout the process of the progress they were making, showing me and explaining exactly what they were doing. When a change was made to the original contract, it was discussed with me, and I received a prompt call back first thing in the next morning, agreeing on a credit to my account. The worksite was all clean when they left. Job well done!

Just had FSM come for annual crawl space maintenance. I appreciate knowing my home is protected. The sump pump system, air quality along with central dehumidifier all work together to make my house a comfortable home to live in. Today's tech, Chad Tower, was a pleasure to deal with. It's always great to know detailed oriented people are on the job looking out for my best interest. Thanks again, FSM!

Bryce was an excellent inspector and was completely up front about our situation. We had a few minor exterior cracks and called for a free inspection. Bryce walked me through everything and delivered some great news that we should just monitor our cracks. We definitely would recommend Groundworks for any cracks or settling in your foundation. Best to be proactive and address any worries or concerns as early as possible.

FSM came out today. They sent Taj, a service tech from the Traverse City office. Taj did a thorough review of the crawlspace at my cottage and found several structural issues that I needed to address. He showed me pictures of the areas of concern and explained the necessary solutions. Taj was GREAT and explained what needed to be done to correct these concerns. What a breath of fresh air, Taj was and an asset to FSM. I feel confident with the work that needs to be done after being explained & would recommend FSM.

Delivered exactly as promised. I ended up not having to use their services but, our service representative really delivered. Jake McCurdy was prompt and provided the most thorough “free” inspection service I have ever received. He did not try to sale me things unnecessarily. He presented his findings, educated me on the options and risks if I did not go with the repairs. It was a memorable experience-wish I had called them before I finished my basement. I am currently going to try to eliminate the problem at the source. If that doesn’t work- I will be calling FSM back.

Dan just did my yearly inspection and he was very professional, prompt and thoughtful! He called to tell me when he would arrive, he put on shoe covers without me asking and quickly got to work. He walked around the outside of my house and pointed out a problem with my porch, no other service technician has ever walked around the outside of my home. I hope Dan continues to be the guy that does my inspection. Great experience!

FSM was outstanding to work with! Ben was super informative, honest with us and we felt confident we made the right decision to schedule with FSM to have our Crawl Space encapsulated. The crew showed up to do the dirty work with so much enthusiasm! A great bunch and they did a fantastic job. You would not even have known they were here aside from the major transformation of the Crawl Space. Not a stitch of mess left behind. We had tons of questions during the estimate with Ben and during the installation and they all were very knowledgeable and happy to help. The change through out our home AMAZING! I wished we would have done it sooner!! THANK YOU FSM!

This 5-star review is only a reflection of Jacob and his crew, including Cameron, and the job they did. We had our basement waterproofed and a sump pump installed. The crew did an awesome job and it was great working with Jacob on this. They were very professional and did the best they could on the days of a skeleton crew. If working with FSM, I would highly suggest requesting Jacob for your job. However, the scheduling and prioritization of jobs is something that needs significant improvement. Our project was supposed to be done within 4 days and it lasted 6 because 2 days were skeleton crews and 1 day was a no show due to another project. It felt like other projects or service related visits were prioritized over our project. Wish they could have been honest with us or pushed our project to a different week so it could have been prioritized.

m not sure where to start. Our project was big. Tons of water issues with all the snow melt and rain. We have only lived in the house for a year. Reached out to FSM and had a great experience with Adam. Came out the same day and gave us a quote. He didn't pressure us and was straight forward. Fast forward to a week ago. Junior and his team came out and from the beginning I knew we would be taken care of. He walked us through everything. The process, the products, he answered any questions we had and went above and beyond. The entire time they were here they never stopped going above and beyond. They worked their butts off everyday they were here and some days put in well over 12 hours to get it done. Junior made sure to keep us in the loop and managed his team to where things were clean throughout the job. Everything was planned throughout the project day by day and I cant tell you the relief I felt after weeks of uncertainty. I cannot talk this team up enough. We consider them good friends after this experience and if you consider another company I would tell you to SERIOUSLY reconsider. Thank you FSM and a HUGE thanks to Junior, Trent, Chase!!! You guys are the real deal!!

Great job of being the only company willing to service Detroiters! Jason R, Chad D, and Daniel D (Livonia Location) went above and beyond the requested service. Excellent job of explaining the process, discussing expectations, and using an actual map and pictures for clarification. Nice job of providing warranty information.

I have had one problem after another. I am still waiting for them to fix the work they did wrong and pay for damages they made on stuff they should not have touched….Update the job is finished and FSM has agreed to correct the issues and came out yesterday and corrected the issues. They replaced the down spout and have placed the pipe behind the drywall as I requested. They agreed to help pay for part of the wall repair. I was always responsible for replacing the drywall and removing it. I am glad FSM has stood up and took responsibility.

Alex, Marcus and Josue were efficient, professional, and quite enjoyable to work with. They worked around my landscaping, had great attitudes, paid attention to detail, informed us of what was going on, what to expect next and how to finish the project. Nothing rattled them. They were patient, and very good at their jobs. Alex was foreman on our job and was very patient and kind. We needed that attitude and it went a long way in not making us feel in the way, or a bother to them. Thank you for that! Now let the polyfoam fun begin next. Thanks guys!

From first meeting Phil and discussing our foundation repair process and then the crew they sent to do the job, we have nothing but high praise. The job was not the simple project we thought and the crew worked through all the problems with determination to do the best job possible. Our thanks to Logan Rosas (foreman), Darius Currie, Isaac R, Aaron R, and Dave H for all their hard work. Instead of the one week they planned it extended into nearly five weeks of headaches! Many thanks guys! We highly recommend Groundworks because of your good work!

Anyone who needs any kind of foundation work done, Groundworks is the place to hire. Last winter was brutal to our basement fireplace chimney, so bad that it made it lean away from the house. Jacob,Austin, and Maxwell from Groundworks placed piers in the ground and straightened it back to normal. Thank you Groundworks.

I'd like to send a huge thank you to Wayne, Tom, and the Crew that was out at my house last Friday to install the top of the line water proofing system in my basement. The professionalism, explanations, and work completed far exceeded my expectations. The sump pump system itself is top notch. I'm very appreciative to Tom for working with me on the routing of the discharge system. I cannot thank you enough. Groundworks / FSM has already been recommended to my friends and colleagues for any basement waterproofing work in need. I highly recommended this company.
