History
Spouses Bob and Vicki Genord started Foundation Systems of Michigan out of their home when they noticed a gap in the service being provided in the area. They focused on educating the customer on the issues with their home and the methods for repair. In 2020, FSM partnered with Groundworks, the nation’s leading and fastest-growing foundation and water management solutions company and immediately expanded their service coverage. FSM is a a BBB accredited business with an A+ rating and was honored by the Livonia-Westland Chamber as Outstanding Business of the Year in 2024. Their expertise in the industry has helped them repair thousands of homes across the state.

After repeated moisture issues in part of our basement, we contacted this company for a proper waterproofing solution instead of another temporary fix. The inspector explained the source of the problem clearly and outlined several realistic solutions without pressuring us into unnecessary upgrades. Compared to previous contractors we dealt with, this company felt much more knowledgeable and professional overall. The crew completed the work efficiently and kept us updated throughout the project. Since everything was finished, the basement has stayed completely dry even after several heavy storms, and the air in that part of the house feels noticeably less humid.

We have had our house piered multiple times and each time FSM has delivered a professional, hard working, and highly qualified crew to do the job. The last 2 times it was the great crew of Javier, Austin and Joe.. I can't begin to tell you how pleased I am with their work. We haven't had the greatest luck with contractors but that does not apply to FSM…. they have worked hard to deliver true customer satisfaction and set a very high bar for our dealings with other folks. FSM is great!

Had a great experience with Gary. I called him out for what I thought was a water proofing issue and discovered it was actually a plumbing issue. He was incredibly honest and didn’t try to upsell me on unnecessary repairs. I appreciate his honesty and integrity. He also took the time to point out several ASAP maintenance items to help me avoid future headaches. It’s very rare to find that level of honesty and kindness that he has versus just wanting to make money or take advantage. Highly recommend.. GO GARY!!!

Carter S. and Riley G. did a great job on our driveway! The cement slabs in the driveway had sunk and cracked—one was at least 2” or more which made driving into the garage a bumpy experience. But they got the slabs lifted, repaired the cracks, and caulked the joints between slabs. They even wrote down what caulk we should use to do the other joints if we choose to do that. No more sinking driveway! And we greatly appreciate the company’s folllow-up where they will come check their work annually for 5 years.

Foundation systems of Michigan (FSM) was not the first company I called but I'm glad I hired them anyway. The first company wouldn't even return my calls then lied about it. foundation systems of Michigan was very professional, they measured with more accurate and professional equipment. And even gave me a 5% discount on the job For a senior discount (I'm 65) my house is almost a 100 years old. It's completely out of square on just about every wall and floor and I know it was a nightmare for them to work on. When they started tearing out the old sub floors that were built on top of each other, I had not one but two different subfloors that had asbestos tile. Another company had to be called in to remove it professionally. It was very costly and a great set back. FSM offered to knock another 5% off my bill and did even though they were not obligated to. Anything after that which they did, if I wasn totally satisfied or had a question on it they would redo it again to my satisfaction if needed. They were always professional and as polite as possible. when I thought and was afraid I might need foundation peers (can be quite costly) , My inspector, Ryan , was very honest and told me not only did I NOT need the peers but also what I could do on my own to stop the heavy condensation buildup under my crawl space in that area of concern. I did what he said. It didn't cost me a dime just a little bit of my physical labor and it cleared the problem right up. i couldn't believe it. They even redid the subfloor in my little entrance/mudroom for nothing even though it wasn't on the original estimate. They said something about all the trouble that I went through with the house and wanted me to be happy with them and I am. Very happy. theymight of even lost money on this job for the set backs and trouble with everything being so far out of square but they always stuck with it to my utmost satisfaction. most companies would never have gone the extra mile like they did. I was very pleased that the tech, Austin, who serviced my system today, took the extra time to explain to me possible solutions to recurring issues, rather than rush through the service. Even as it tightened his schedule for the day. I’ve had similar excellent service and communication with Dennis and Phil, and recommend FSM!

We're had a really great experience and are glad to be using them. We had work done through another company a few years ago, which is not holding up well. (Our basement continues to smell musty sometimes.) We really liked the ability to schedule the appointment online and couldn't have asked for a better consultation with Keenan. We've been very pleased with the correspondences ahead of the work such as receiving the plans and permits. It's a lot of money to drop on something that isn't vital at the moment, but fully trust that these guys will get it done right and stand by their work.
