History
Spouses Bob and Vicki Genord started Foundation Systems of Michigan out of their home when they noticed a gap in the service being provided in the area. They focused on educating the customer on the issues with their home and the methods for repair. In 2020, FSM partnered with Groundworks, the nation’s leading and fastest-growing foundation and water management solutions company and immediately expanded their service coverage. FSM is a a BBB accredited business with an A+ rating and was honored by the Livonia-Westland Chamber as Outstanding Business of the Year in 2024. Their expertise in the industry has helped them repair thousands of homes across the state.

By far the best and hardest working crew that I have seen. Luis , Gustavo, and Gerson did an amazing job on repairing my basement wall that was leaking . I could not have ask for a better crew working on my project. John was my sales manager and he also went above and beyond anytime, I had questions he would answer right away. From start to finish my project was done right with high regards to quality A+ work from everyone at FSM

John came to my house to perform the yearly maintenance on the sump pumps and to ensure that the work completed three years ago is still in good condition. Everything checked out well. He was very respectful, professional, and thorough during the visit. I’m very happy that I chose this company for my basement waterproofing. Hopefully everything continues to work well for many years, but it’s reassuring to know they maintain the same level of professionalism if anything ever needs attention in the future.

We have had our house piered multiple times and each time FSM has delivered a professional, hard working, and highly qualified crew to do the job. The last 2 times it was the great crew of Javier, Austin and Joe.. I can't begin to tell you how pleased I am with their work. We haven't had the greatest luck with contractors but that does not apply to FSM…. they have worked hard to deliver true customer satisfaction and set a very high bar for our dealings with other folks. FSM is great!

Dan just did my yearly inspection and he was very professional, prompt and thoughtful! He called to tell me when he would arrive, he put on shoe covers without me asking and quickly got to work. He walked around the outside of my house and pointed out a problem with my porch, no other service technician has ever walked around the outside of my home. I hope Dan continues to be the guy that does my inspection. Great experience!

Foundation systems of Michigan (FSM) was not the first company I called but I'm glad I hired them anyway. The first company wouldn't even return my calls then lied about it. foundation systems of Michigan was very professional, they measured with more accurate and professional equipment. And even gave me a 5% discount on the job For a senior discount (I'm 65) my house is almost a 100 years old. It's completely out of square on just about every wall and floor and I know it was a nightmare for them to work on. When they started tearing out the old sub floors that were built on top of each other, I had not one but two different subfloors that had asbestos tile. Another company had to be called in to remove it professionally. It was very costly and a great set back. FSM offered to knock another 5% off my bill and did even though they were not obligated to. Anything after that which they did, if I wasn totally satisfied or had a question on it they would redo it again to my satisfaction if needed. They were always professional and as polite as possible. when I thought and was afraid I might need foundation peers (can be quite costly) , My inspector, Ryan , was very honest and told me not only did I NOT need the peers but also what I could do on my own to stop the heavy condensation buildup under my crawl space in that area of concern. I did what he said. It didn't cost me a dime just a little bit of my physical labor and it cleared the problem right up. i couldn't believe it. They even redid the subfloor in my little entrance/mudroom for nothing even though it wasn't on the original estimate. They said something about all the trouble that I went through with the house and wanted me to be happy with them and I am. Very happy. theymight of even lost money on this job for the set backs and trouble with everything being so far out of square but they always stuck with it to my utmost satisfaction. most companies would never have gone the extra mile like they did. Rana and Dave H were professional, efficient and super knowledgeable. I've hired FSM/Groundworks before for other work and this was the most fun job to watch happen when they lifted the concrete. They made a 100 year old house look brand new
