Woodland Ave in Royal Oak
I'm not sure if this is something you guys would be able to do. I've had you guys do some concrete leveling in my back yard to change the pitch of some slabs for better water drainage. I also have a detached garage that has cracked slabs, including some that cracked and sunk under the footer 2x4s that create a 1-inch gap between the footer and the concrete and allow water and dirt from outside to come in. I really want to get my garage sealed up but I'm not sure how else I can accomplish this aside from the potential for raising the concrete slab. I'd love a free estimate to discuss this project if this is something you think you'd be able to do.

damp/ some water in crawl space

Gardenia Ave in Royal Oak
Rainwater seepage to basement floor. House built in 1928 with block wall basement foundation and interior perimeter drainage tiles formerly draining to sanitary sewer. Last year I replaced sanitary sewer under basement floor and connected drain tiles to a new sump pit and pump. However, old drain tiles are likely blocked with dirt and last night the ground reached saturation and water is puddling on the basement floor away from the sump pit. I suspect that if I rent a jackhammer again and open up the corners, put in new elbows and add cleanouts, and blast the tiles clear with a garden hose I can probably get everything in working order, but it is a question of whether I want to do that much work on top of everything else I'm doing.
