****o, I am currently in the market for buying a home. The house I am looking into was inspected and some concerns regarding the crawl space, mold, and foundation were noted in the inspection report. If possible; I would like to have these problems inspected and quoted for before I purchase this home. There were also some electrical issues that will be handled by the home owner. Below is a list of problem areas as they pertain to the crawl space/foundation: -The surface of the ground (in the crawlspace) was partly covered or not covered at all with a moisture barrier. A polyvinyl (minimum 6 mil) moisture barrier should completely cover the ground to keep the crawlspace dry. Crawlspace moisture can lead to wood rot and/or mold growth that could damage the floor property and pose health risks. -Intermediate support was noted in the crawl space. Intermediate support is when a temporary support system has been used or the structure has been shimmed. Over time this type of support system can fail. Further evaluation is recommended. -Efflorescence was noted on the interior of the crawl foundation. (from what I can gather this is a sign of moisture getting into the crawl which can be accompanied with mold) -Signs of water leaks were noted in one or more areas of the foundation. All leaks should be repaired. A crawlspace should stay as dry as possible to prevent mold growth -There was damage to one or more floor joist in the basement. These joist are weight bearing and must be intact to adequately support the weight of the structure. There were also some other noted problems with the roof and garage but my primary concern is the crawl space. I am looking for a quote on the repairs to have them performed before or just after I purchase this home. The house in question is 27825 Groveland St, Madison Heights, MI 48071. I bought the home in May, the seller disclosed about a crack in one of the basement walls and said it was repaired. However we were having some water leak through that wall. We took the dry wall off and discovered said crack and it seems to need to be repaired again. The basement is poured cement for reference.
