We have a house that is on the Huron River. The house is about 75 ft to 100 ft. off the river. The lot is flat and has little slope to the river. When we receive heavy rains and the river level rises, we get water in our crawl space. The crawl space is space, has cement floor, is about 5.5 ft. tall which is roughly 31 ft x 31 ft. It has one sump pump, with a pit that is to shallow, that is located in a high spot in the floor. Two drain tiles empty in it. With the most recent heavy rain, I have noticed that all water emptying into pit is from only one drain tile and the flow has been constant. We are selling this house and looking to remedy this problem at an economical cost. No one is currently living at the house. We had water in the crawl space this past Sunday. After cleaning it up, I returned Tuesday evening to find more substantial water on the floor than what I had found Sunday. I am sure that some of this issue is do to the Huron River currently being above flood stage and the water table is high. Thank you.

****o! We just moved into a home built in 1978. We began noticing patched 45 degree cracks in drywall at the corners of doors, and then we linked this to unevenness in the basement floor along one of the front foundation walls. It appears this foundation wall settled. We also found a vertical crack, 1/8" wide, in the furnace room off the rec room (NW wall). I'd like to determine if the settling was an historic or an on-going event, and then determine what level of repairs are appropriate. This did not come out during our home inspection, and as best we can tell there's no evidence of water infiltration. I'm free the week of the 13th, gone the week of the 20th, and then available indefinitely. Thanks! Vinnie
