Just purchased and moved into a new home. The living room is an addition and is over a crawlspace and is very cold. The rest of the house is over a basement. The crawlspace looks to be insulated and has plastic sheeting but I'm wondering if there is anything else we can do. The opening is not very big to get into the crawlspace. Our 1941 block walled basement is started to show it's age - cracking, seepage, paint peeling, chalking, etc. we are lucky to be at the highest point of the city, but we don't have a sump pump

thomas Ave in Berkley
1. Our basement was waterproofed and reinforced a few years back under a previous owner. Now during heavier rain and snow melt we get water in at the base of a few of the I beams. 2. Also under a previous owner the main line was replaced. Now the concrete in the basement is very uneven and has some cracking and our floor drain is no longer at the lowest point in the basement

OAKSHIRE AVE in Berkley
I live in Berkley and I get standing water in my backyard after storms. I am interested in discussing a possible drainage system to help alleviate the puddling/ponding of water. I am also interested in a system to keep water away from the perimeter. I am in the process of planning for home renovations, which would also include a new driveway so any information with regards to timing of projects would help as well (such as handing this issue prior to having a new driveway put in). Thanks!

leaking cracks in poured concrete basement walls

West Blvd. in Berkley
Block foundation. Leaking at one corner. Want an L-shaped interior drain tile installed; 40' total; 24' on one wall, 16' on another.

Columbia Rd in Berkley
I am noticing efflorescence and moisture in our basement walls.

Harvard Rd. in Berkley
I bought my home knowing steps were taken previously to repair the foundation with steel beams back in the early 2000s. In the 2 weeks I've lived here, I learned that my exterior weeping tile (terracotta) has failed, and that water can still find its way into the basement. Everything I read online tells me that the best way to resolve foundation issues is to deal with it on the exterior, and that any interior work is more like a band-aid/nice-to-have. I'd like to consult some experts and see what my options are.
