At Foundation Systems of Michigan, we offer a state-of-the-art crawl space sealing solution to transform your damp, nasty crawl space into a dry, healthy, usable space.
Building professionals say that up to 50% of the air you breathe on the first floor of your home is air that came directly from your crawl space. Therefore, whatever is in your crawl space air is in your house and you are breathing it.
VaporLoc Elite® moisture barrier is installed across the crawl space floor. This durable liner will transform your crawl space into usable storage space while reducing excess moisture and musty smells. Our encapsulation system is an all-encompassing solution, which includes crawl space insulation on your walls for added comfort and energy efficiency.
See our process for installing this exclusive encapsulation system.
If you're experiencing cold floors above your crawl space or high energy bills, failing insulation or lack of proper insulation could be to blame. Insulating and encapsulating your crawl space can help solve moisture and comfort problems.
Meeting or exceeding fire codes is an important factor in selecting an insulation. Our EnerLoc® Wall System consists of rigid board insulation with a glass-fiber reinforced foam core of a high insulation value and is flame resistant.
Air in your home flows from the bottom to the top. Based on the principle that warm air rises, as the air in your home is heated, it moves up through your house. Once the air makes it way up to the roof, it will normally be vented out through the soffits or ridge vent.
So where does all this air come from? Surprisingly the majority is not from windows and doors but instead from your crawl space! In older, more "leaky homes", air can fully pass through your house at a rate of two changes per hour.
With a Foundation Systems of Michigan encapsulation system, you will not only stop crawl space leaks, and control moisture but also gain back a little peace of mind.

Traditionally crawl spaces had vents that were supposed to relieve excess moisture from the air keeping the crawl space dry. Experts now know that this does not work, but instead allows much more variation in humidity which can create much more moisture in your home. Learn more about venting in our resource center showing how important it is to close the vents and completely seal your crawl space.
