Basement Waterproofing Services

Our company offers a wide range of services for waterproofing homes. The reason why we offer a wide range of services is because each home and homeowner has a unique situation that needs to be evaluated as to which service is the best way to waterproof the home. We offer waterproofing services in which we work in the inside of the home as well as the exterior waterproofing of the foundation walls. There are certain times and advantages for each of the services that we provide to our customers.We offer all the product lines that other waterproofing companies offer as well as some that no one else offers.

One of the products that we offer is drain tile. Drain tile has its limited place in the waterproofing industry, because it is designed for failure. The reason is that the drain tile is placed IN THE SOIL inside of the footing to collect ground water, the water that the drain tile collects also has soil sediment and silts in the water. Over time, the sediment and silts will slowly build up and clog the drain tile system!   There is usually a lifetime warranty offered on the product, that’s if the contractor is still in business. The best warranty you can have is one that you never have to use. If you chose a system that is designed to fail in about 8-12 years, the basement is going to have to be dug up again and the system replaced. Even though this system is designed to fail in a certain amount of years, there is a time and place when it is necessary for homes. For example, this is the only waterproofing option for stone and brick foundations with no footings.

On the other hand, our product called Dry Drain, which is for Poured concrete and Cinder block foundations, which make up 95% of the homes in southeastern Michigan, is a truly non-clogging system. We still offer a lifetime warranty, but it is one that you can believe in and will not have to use. It’s a far better system as it is installed in a “clean water” location: ON THE FOOTING, utilizing the existing concrete to filter the water so that your system will never clog.

Another alternative is Exterior waterproofing. We have experienced Excavator operators on staff to install exterior waterproofing on homes. If you have ever seen the foundation of a home being dug out, it’s not a pretty sight! Exterior waterproofing is not cheap as all of the foundation walls must be dug out and exposed. This includes digging up landscaping, sprinklers and patios. No one in the industry offers a warranty on exterior waterproofing longer than 10 years. The only way to Service exterior waterproofing again is to re-expose all the foundation walls, and who wants to go through that every few years? Again, there is a time and place for this type of waterproofing. If you have a home with a high end finished basement, you are not going to want a company to do the repairs from the inside, so exterior waterproofing may be the best option, as long as you have considered the additional cost and the TRUE life expectancy of the repair.
