Basement Drainage System in Bay City

    Before
    After

This Bay City homeowner called us in to address a recurring leaky basement problem.  Our crew installed our Water Guard Drainage System. This will guide any wall water out of the house through pipes that sits on top of the foundation footing to prevent clogging from mud. The homeowner also chose our VaporLoc Elite Wall Vapor Barrier to disguise her water stained wall and seal out destructive moisture. The vapor barrier also brightens up this basement and makes it look so much more inviting!

Through years of research, Basement Systems®, Inc. has developed the most effective and long-term solutions for wet basements. Their products have been keeping basements dry in the United States, Canada, and the United Kingdom since 1987.

To date, our waterproofing systems have been used to repair hundreds of thousands of basements and crawl spaces worldwide!

Our Innovative Approach

We've taken the best concepts from conventional waterproofing methods and combined them to create the most innovative, effective systems in the industry.

These products include French drains and sump pump systems that are custom-designed to handle all problems that arise in below-grade spaces.

Professional, Certified Waterproofers In Michigan

Basement water problems are as old as the structures themselves. Water will leak into a basement through any opening it can, including your walls, floors, and the joints between them. Water can even pass through the concrete itself -- which is one reason why basements are notoriously damp, humid spaces.

Other companies might try to sell you on inferior basement waterproofing solutions. Our products have been developed, patented, and perfected by Basement Systems®, Inc. -- the world's largest network of basement waterproofing contractors.

Whether you live in Ann Arbor, Saginaw, Warren, Sterling Heights, Jackson, Livonia or Midland, our basement experts will show you how we can customize your waterproofing solution to keep the basement dry all the time! For a free, no-obligation waterproofing cost quote, contact us by phone or e-mail today!

Exterior Excavation

Heavy equipment is brought in to dig out the entire perimeter of the basement. New drain lines are installed, and sometimes a waterproof coating is applied to foundation walls. This waterproofing strategy is expensive and often damages lawn and garden areas. Exterior drains are prone to clogging with silt and roots over time.

Interior Subfloor Drain

This drain line is installed underneath the basement floor, just inside the foundation walls. The hidden drainage system brings water to a sump pit, where a sump pump automatically pumps it outside. Also known as a French Drain, this system is not prone to clogging; it’s reliable and easy to service.

Interior Baseboard System

A hollow plastic baseboard is installed along the base of basement walls to form a drainage channel that directs water to a sump pump system. A baseboard-type drainage system is sometimes recommended when the basement slab is too thin to accommodate a French Drain.

Negative-side Sealant

This waterproofing technique involves "painting" basement walls and floors with a waterproof, cement-based coating that's supposed to seal out moisture. Even when applied correctly, this thin membrane usually fails in response to prolonged hydrostatic pressure from outside the foundation.
